Paradise Valley isn’t a typical market—and if you approach it like one, you’ll miss the real opportunities.

I work with buyers and sellers who are not just looking at square footage or finishes. They’re looking at position, privacy, and long-term value. And in Paradise Valley, those factors don’t always show up in the listing description.

1. It Starts With the Land — Not the House


In Paradise Valley, land is everything.

Larger lots (often 1–5+ acres)

Elevation and slope

Orientation toward Camelback Mountain or Mummy Mountain

Privacy from neighboring properties

Two homes with the same square footage can vary in value by millions—just based on the lot.

 

2. Views Drive Premium Pricing

Not all “views” are equal.

Buyers pay for:

Unobstructed mountain views

City light views at night

Sunset orientation

Filtered or partial views? That’s a different price bracket entirely.
